Every project is conservatively underwritten, and we only proceed when the proforma supports a strong risk-adjusted return. Targets vary by lot and structure, we walk through the full numbers for each opportunity before you invest. We design and build to qualify for CMHC MLI Select on the energy-efficiency criterion, which can unlock higher loan-to-value ratios and longer amortizations on permanent takeout financing, improving leverage and long-term cash flow for the project.
A standard 4+1 or 6+1 typically moves from acquisition through permits and construction over roughly a year to fourteen months, depending on the lot and approvals path. Larger, severed sites take longer. We share a project-specific schedule before you commit.
